Review the comps. This is a term that refers to comparable homes in your area that are also for sale. They also include those homes that have recently sold or are currently for sale. This will tell you what would be a reasonable price range for your home.

Keep up with the competition. Perhaps you want to check out similar homes for sale in your area to see how they’re staging their properties and what kind of curb appeal they offer.

Price your home for the appraisal. Unless the buyer is going to pay cash or waive the appraisal contingency, your sales price is going to be subject to an appraisal. Thus, make sure it’s in line with what the appraiser’s going to calculate. This value will be calculated using a variety of factors, including what the sold comps are for the area.

Don’t consider square footage. Price per square foot is good as a general estimate but it shouldn’t be the be-all and end-all. And it’s definitely impossible to use this value to compare to other homes for sale. So don’t spend too much time worrying about it.

Don’t overestimate the importance of certain things. For instance, the price you paid for your home doesn’t matter. Nor does the amount you want to ultimately get for the sale matter. It is also irrelevant what price you paid for the home several years ago because the market has changed so much.

Don’t overvalue improvements you’ve made to the home either. This is a common pitfall that people make. People think that because they’ve invested all of this money in the backyard or the bathroom that they can significantly increase the price of their home. The reality is that these remodeling projects are more for your enjoyment as a home owner than for your benefit as a home seller.
