Take yourself on a video tour. Walk through your home while recording and then watch the tape. Pretend you are a home buyer. What are some red flags that are jumping out to you? If you’re noticing them, so are buyers. Fix them immediately.
Reconsider your list price. The most common mistake sellers make is pricing their home too high. Check out what similar homes are selling for in the immediate area. If your home is priced much higher than theirs, you’re likely helping them sell their house while hurting your chances of selling yours.
Remove yourself from the picture. You can do this in many ways. First, depersonalize your home. If you have dozens of family pictures on the walls, you’re reinforcing to buyers that this is your home, not their potential future one. Second, make sure you’re not present during home showings as this may make buyers feel uncomfortable.
