How to Make Your Home Look Like It Was Staged By A Professional
Spend some time boosting your home’s curb appeal. How many times have you heard that first impressions matter? The same holds true for your home. Make sure that prospective home buyers fall in love with your home before they ever step foot in it. Consider power washing the siding and walkways, hanging easy-to-read house numbers on your property and washing the front windows.
Make your entranceway look more inviting. Even if you don’t exactly have a large porch, you can help buyers feel welcome by setting out a new Welcome Home doormat, placing potted plants in bloom near the door and – if there’s room – positioning a couple of porch furniture items.
Don’t skimp on the elbow grease when it comes to cleaning your home. You want your home sparking clean – from the floors to the ceilings. If you can afford to, consider hiring some professionals to do some of the really tough cleaning jobs in your house.
Get rid of the clutter. The less junk you have in your home, the more inviting and more open it’s going to feel! And, of course, your home is going to feel a lot cleaner too. Don’t forget to remove any excess clutter from your cabinets, drawers and closets!
Walk the fine line between clean and lived-in. You don’t want your home feeling so clean that it looks like a museum. Help the home buyer visualize living there by perhaps setting the table for a meal or placing a vase of fresh flowers in the living room. When it comes to these accents, a little bit goes a long way.
Inspect your floors thoroughly. At the very least, you want to give all of your floors a thorough cleaning. But you might also consider getting your wood floors refinished or steam cleaning your carpets.
Ideally arrange your furniture. Odd-numbered groupings are the best, and the most aesthetically pleasing. You should also consider pulling your furniture off the walls to help create inviting conversation areas.
Favor neutral colors. You don’t know who is going to ultimately purchase your home so it’s best to appeal to the masses. Avoid stark whites or loud colors. Instead, you should consider using rich midtone neutrals such as mocha for a sophisticated and yet clean look.
Make it easy to check out your closets. At times, closet space can be a make-or-break feature for buyers. So make sure that your closets are on full display, showing prospective buyers the kind of space they’ll enjoy if they purchase your home. As a rule of thumb, try to have 20 to 30 percent open space in your closets to help make them appear more spacious.
Use a pedestal sink to maximize space in the bathroom. This is especially important if you have a small bathroom and you’re trying to make it appear bigger.
Encourage prospective buyers to explorer the entire house. Give home buyers a reason to go upstairs and explore your home further by placing something that draws the eyes to the top of the stairs. Some items you may consider include a piece of artwork, a vase of flowers or an accent wall.
Don’t forget the outdoors, as well. Even if you just have a small back patio, it’s important to stage it so that a buyer can envision living there. So consider setting up a backyard scene with furniture that suggests that having a backyard cookout with friends is entirely possible.
