All summer long, we’ve been telling you about how sales are strong on the housing market in Canton. And today, we’re happy to report that that trend continued during the month of August.
Even though home sales decreased year-over-year (the inventory is SO LOW these days!), the average price per square foot for homes continued to increase – as did the median sales price.
This is a good position to be in as we head into the autumn real estate season.
Let’s Take a Closer Look at Recent Sales Activity in Canton
Here are the highlights of the latest data report for the Canton real estate market:
- Currently there are 407 resale homes on the market, including 189 in some stage of the foreclosure process.
- Between May and August, the average price per square foot for Canton homes was $115, up 11.7 percent from the same period last year.
- Meanwhile, the median sales price was $205,000 based on 212 home sales.
- When compared to a year ago, the median home sales price increased 7.9 percent, or $15,000.
- And the number of home sales decreased 48.9 percent.
- Here’s an overview of how other communities in the area performed when it came to median sales price:

- During the week ending on August 20, the average listing price for homes for sale was $256,740, up 0.4 percent from the week before.
- During that previous week, the average listing price was $255,800.
- Broken down further, the average listing price for a 2-bedroom Canton home was $175,374.
- The average listing price for a 3-bedroom home was $191,313.
- And the average listing price for a 4-bedroom home was $341,493.
