Where has this year gone? It’s hard to believe we’re just weeks away from ringing in another New Year!
Before that happens, though, I want to take the time to share with you our final real estate report in 2013 for the Canton housing market.
This report is sure to be encouraging for home sellers, especially given the gains in average price per square foot as well as median sales price.
Canton Homes for Sale
Here’s an overview of the current state of the market, based on the most recent market data:
- Currently there are 357 homes for sale on the market, including 231 in some stage of the foreclosure process.
- Between August and November, the average price per square foot for Canton homes was $108, up 20 percent from the same period last year.
- Meanwhile, the median sales price for Canton homes was $198,000 based on 403 home sales.
- Compared to a year ago, the median home sales price increased 16.8 percent, or $28,500.
- And the total number of home sales increased 11 percent.
- Broken down further, the median sales price for a 2-bedroom Canton home recently was $155,000.
- The median sales price for a 3-bedroom home was $256,900
- And the median sales price for a 4-bedroom home was $310,000
- Here’s how other communities stacked up when it came to median sales price:
- Northville: $310,500
- Novi: $240,000
- Livonia: $145,500
- South Lyon: $229,000
- Canton: $198,000
- During the week ending on Nov. 27, the average listing price for homes was $222,856, down 2.7 percent from a week before.
- During that previous week, the average listing price was $228,900.
- Here’s how other communities compared when it came to average listing price:
- Northville: $455,972
- Novi: $322,758
- Livonia: $164,846
- South Lyon: $377,980
- Canton: $222,856
