The outlook for Wayne County home sellers on the Canton, Michigan real estate market continues to improve, according to the most recent market data.

Over the last several weeks, both the median home sales price and the total number of home sales have shown year-over-year gains.

Here’s a brief summary of the most recent market activity on the Canton real estate market, based on the most recent data available:

  • Currently there are 356 homes for sale, including several in some stage of the foreclosure process.
  • Between June and August, the average price per square foot for Canton real estate was $92, up 9.5 percent when compared to the same period last year.
  • Also during that time, the median sales price was $159,600, based on 444 home sales.
  • Compared to that same period in 2011, the median home sales price has increased by 2.5 percent.
  • Here’s how nearby Michigan communities compared when it came to median sales price:
    • Northville: $250,000
    • Novi: $184,150
    • Livonia: $115,100

  • And the total number of home sales has increased by 9.6 percent year-over-year.
  • During the week ending on September 26, the average listing price for Canton homes for sale was $224,673, up 1.7 percent from the previous week.
  • During that previous week, the average listing price was about $221,000.
  • Also during the week ending on September 26, the average listing price for a 2-bedroom Canton home was $127,151
  • The average listing price for a 3-bedroom home was $173,878
  • And the average listing price for a 4-bedroom home was $283,412
