Canton, MI Real Estate Market Report for September

Greetings from the Canton Michigan real estate market! I hope you had an enjoyable Labor Day weekend last week and that you’re getting as excited about fall as I am!

Today, I’d like to tell you about recent activity on the Canton real estate market.

If you’re considering listing your Wayne County home anytime soon, this information will prove quite helpful to you!

Properties for Sale in Canton

Here’s a summary of recent activity on the Canton, Michigan housing market:

  • Currently there are 391 homes for sale on the market.
  • Between May and July, the average price per square foot for Canton homes was $89, up 6 percent from the year before.
  • Also between May and July, the median sales price was $159,000, based on 418 home sales.
  • When compared to that same period in 2011, the median sales price has decreased by 0.6 percent.
  • Here’s a look at how other communities fared in terms of median sales price:
    • Northville: $261,125
    • Novi: $220,000
    • Livonia: $110,000
    • South Lyon: $167,000

Meanwhile, the total number of home sales has increased by 13 percent.

  • During the week ending on August 29, the average listing price for Canton homes was $214,055, down 1.6 percent when compared to the week before.
  • During that previous week, the average listing price was about $$212,700.
  • More specifically, the average listing price for a 2-bedroom Canton home during the week ending on August 29 was $125,232.
  • The average listing price for a 3-bedroom home was $165,548.
  • And the average listing price for a 4-bedroom home was $265,331.
  • Here’s how other communities compared when it came to average listing price:
    • Northville: $443,118
    • Novi: $357,088
    • Livonia: $141,454
    • South Lyon: $284,836

For help understanding just how Canton’s housing market stacks up to the rest of the country, here is some recent national real estate data:

  • 11,973 homes sell every day and 8,501 buyers receive a mortgage
  • On the national housing market, 25 percent of home sales in June were distressed property sales
  • New home starts and sales have been on a steady upward climb for the last several months
  • As of June, there was a nearly 7-month home inventory.  But, remember this is national data.  It’s a HOT seller’s market in Canton Michigan right now and prices are heading upwards!
