Canton, Michigan Real Estate Market Report for August

It has been a slow month on the Canton real estate market for interested home sellers – although it’s still considerably better than neighboring communities.

According to the most recent housing market data, both Canton home sales and the median sales price have decreased slightly.

Homes for Sale in Canton, Michigan

Here are the highlights of recent Canton housing market activity:

  • Currently there are 423 homes for sale on the market, including 446 in some stage of the foreclosure process.
  • Between April and June, the median sales price for Canton homes was $155,000, based on 304 home sales.
  • When compared to the same period in 2011, the median sales price has fallen by 3.1 percent.
  • In 2011, that price was $160,000.
  • Meanwhile, the total number of home sales has decreased by 9.3 percent year-over-year.
  • During the period between April and June of 2012, the average price per square foot for Canton homes was $88, up 6 percent when compared to the same period in 2011.
  • During the week ending on July 18, the average listing price for Canton homes was $224,874, which remained unchanged from the week before.
  • During the the week ending on July 18, the average listing price for a 2-bedroom Canton home was $114,873.
  • The average listing price for a 3-bedroom home was $181,670.
  • And the average listing price for a 4-bedroom home was $280,910.

South Lyon: $291,582

  • Also during the week ending on July 18, the median sales price for a 3-bedroom home was $150,000.
  • Canton home sales prices have depreciated 28.2 percent in the last five years.
